Totara Grove is an area of undeveloped land of approximately 56ha, bordering Wellsford Village. The area is primarily zoned Future Urban, identifying the suitability of the land for future urban development.

650 - 800 residential house sites, plus a business zoned town centre.
A Structure Plan has been developed in response to this opportunity, including a mix of Low and Medium Density Residential sites, along with larger lifestyle Living Plots, Open Spaces and Ecological Areas.
The site is integrated into the local network of proposed cycleways, walking trails and roading, connecting people to recreational opportunities, the Wellsford bus station, the schools and town centre.
